How do I know you're a licensed plumber?
NSW Licence 368473C, checkable on the Fair Trading register in about a minute. For a tenant it is not just reassurance: reimbursement for an urgent repair depends on the work having been done by a licensed or properly qualified person. An unlicensed plumber can cost you the whole claim.
My hot water system failed and it isn't that old. Why?
Sydney's water is soft, so scale is rarely what ends a unit here. Usually it is a used-up sacrificial anode or a failed element, and on a unit that is not old both are parts. That distinction matters more than usual if a capped reimbursement is involved.
I rent. Can I just call a plumber myself?
For urgent repairs, often yes. Under section 64 of the Residential Tenancies Act 2010 a tenant can arrange urgent repairs and be reimbursed by the landlord up to $1,000, and the landlord must pay within 14 days of written notice. Urgent repairs include a burst water service, a gas leak, a blocked or broken toilet, serious water damage and loss of an essential service like hot water. There are conditions: the damage must not be your fault, you must have given notice or made a reasonable attempt to, you must have given a reasonable opportunity to fix it, you must try any tradesperson named in your agreement, and the work must be done by a licensed or properly qualified person. That last one is why our licence number matters to you and not just to us. For advice on your situation, the Tenants' Union of NSW and NSW Fair Trading are the people to ask.

The agent or the landlord, and it matters. Giving notice, or making a genuine attempt to, is one of the conditions of being reimbursed, so ringing us first and them later can cost you the money. Try them, note the time you tried, and if you cannot get anyone and it is genuinely urgent, then call us. We will make it safe, keep the figure sensible, and give you an invoice and a written description of what failed that you can send straight on.
